What is the current status of the Holiday Home Scheme of Punjab Tourism any idea?
Punjab Tourism Dev Corp had floated a Holiday Home Scheme. It had enrolled members and promised life long holidays at many locations across country. For past many years I have lost all contact. Please update me if any one knows the current status.
In a major success for the disinvestment story in Punjab, Punjab Tourism Development Corporation (PTDC) has been able to sell its “holiday home” block of properties to an NRI investor based in United Kingdom.
The successful disinvestment in the property is significant because of the loss making history as well as dysfunctional nature of the time-share resorts.
PTDC, which has about 25 properties spread out across the country, had in conjunction with the Hyderabad-based Karvy Investor Services Ltd decided to bunch these properties in blocks, as no single investor would have been able to buy into all the properties together.
UK-based NRI investor Bob Khullar has apparently come out as the successful bidder for the holiday home properties.
The Holiday Home scheme has properties spread in Goa, Manali, Mussorie and Jaipur. The disinvestment process is overseen by a group of secretaries, with the Chief Secretary as the Chairman of the entire.

Interest Rates:

An interest rate is simply the price paid for using money. The rate that affects the floating rate is the 90 day bank bill rate. The 90 day bank bill rate is influenced by the Official Cash Rate (OCR). This is the mechanism the Reserve Bank uses to influence 90 day bank bill rates. The Reserve Bank's job is to control inflation (changes in the prices of goods and services) by keeping inflation within a 0-3% band. Interest rates are moved up an down depending on how strong the economy is. If the economy is strong and people have more money in their pockets, there is more spending and more demand for goods and services this in turn pushes the inflation rate up. By increasing interest rates the Reserve Bank contracts growth in the economy as businesses then expand less (because they pay more for money) and people have less money to spend due to higher expenses on mortgage rates and the increased cost of credit. Because people have less money to spend this results in less demand for goods and services and therefore this acts to decrease inflation. Likewise, if the Reserve Bank lowers the OCR there will be more money in people's pockets which stimulates the economy.
Floating Rates:

Floating mortgage rates rise and fall depending on how interest rates are moving. The interest rate to keep an eye out for changing mortgage rates is the '90 day bank bill rate'. There are two important things to remember about floating rates:
If interest rates go up, so will your loan repayments. If interest rates go down, then your repayments will drop also. This can be great when interest rates are falling, but can affect your budget when rates go up.
If you want to make lump sum payments, or increase your repayments, there is no penalty.
Fixed Rates:
--------------------
Fixed rates allow you fix a rate for an agreed time. This can be from 6 months to 7 years. Important things to remember about fixed rates are:
You keep the same repayments for the fixed rate period. This is excellent for budgeting.
If interest rates fall, you will have to stay on the fixed rate.
Penalties will be charged for early payments, lump sums, or increases in repayments.
Banks can charge a fortune for breaking a fixed rate home loan, especially if interest rates have fallen below what you fixed the rate for. For an extreme example, if interest rates drop by 4% on a five year loan the cost to break the fixed rate would be an astonishing $16,000 for every $100,000 of lending! Therefore we normally recommend that you fix for a one to three year period, particularly due to changing circumstances over longer periods of time.
Split Loans:
------------------
A split loan has a portion on the floating and fixed rates. Split loans combine the best of both worlds as they:
Give a mix of interest rates so any rises and falls will not cause big changes in your repayments.
Allow you the flexibility, through the floating portion, to repay lump sums onto your mortgage.
------------------ As the name suggests, this is a combination of both, fixed as well as floating rates, also known as partly fixed, partly floating home loan. Under this loan scheme, a part of your loan is locked under 'fixed' and the rest is under the adjustable rate of interest, called 'floating'. In fact this is a median option between fixed and floating interest rates.
This product is a 'mixed blessing' especially for those who are confused about the movement of interest rates and do not want to take a particular stance.
In case of hybrid loans, there are two loan agreements, one on fixed and the other on floating.
This means that if you take a home loan of Rs 20 lakh and you are unsure of interest rates then you can choose to take 60 per cent of Rs 20 lakh (Rs 12 alkh) as a fixed rate home loan and the remaining (Rs 8 lakh) as floating. The proportion can change based on your risk appetite. Your risk appetite would be high if you go for a higher floating component in a scenario where interest rates are likely to go upwards and vice versa.
In case interest rates move up, you have an option of foreclosing your floating component of the loan with no pre-payment penalties. In case you decide to foreclose the loan locked under the fixed portion, the standard two per cent pre-payment penalty will apply unless you have negotiated otherwise.
If floating rates are too risky for you then should you go for a mix of fixed and floating rate of interest on your home loans? What are the problems that you will face if you ever go for such type of home loan financing?

omg i feel like crying, this must be breaking your heart, kids can be so cruel. you could try inviting kids over to play at your house and make sure that they have a really fun time, encourage your child in everything he does to help with his confidence and try to get to the root of the problem, maybe have a word with his teacher to keep an eye out and help find out what the problem is. i really dont know what else to say except that he will find his own path eventually. one of mine was a bit of a loner when he was small but he is fine now. i hope it sorts itself out for you both. x
