Info on buying a houseboat/moorings?


I'm looking into buying a houseboat and have seen one i like for about £8,000. Now I'm a first time buyer and would like some advice/info on what I'm getting into, ie, is it a good choice, how do I go about getting moorings and how much it would be, is it an expensive way to live etc. basically any information anyone could give me at all would be greatly appreciated. Thank you :)

I would also suggest visiting moorings in your area during the week, rather than at weekends, when there will be a higher proportion of live-aboard boaters, whether legitimate or undercover. Have a chat with people already there, but try not to look like you have come from the council!

Boaters generally tend to be friendly and helpful and you should get a lot of information about what goes on locally, but be prepared to take it with a pinch of salt and make your own enquiries to substantiate the information.

The following information is intended as an overview - reality may be more complicated!

A residential mooring will usually have planning permission for residential use, and those living there will be liable for council tax.
There may be people living on boats 'illegally' on non-residential moorings, as it is all they can afford and if the council knew they were living there, rather than holidaying, they could be forced to apply for planning permission which may be refused and could jeopardise others in the same position.

Your mooring agreement may have conditions built in about how long you can stay on a boat and breaching those conditions may put you at risk of losing the mooring. Generally marinas tend to be more restrictive, more expensive, more secure with more facilities. Canal side or riverbank moorings tend to be less secure, cheaper and have fewer or no facilities. Check out mobile broadband reception if you want internet - very few moorings will have landlines although some marinas may have wireless broadband.

On inland waterways, you will need to have a toilet which collects the waste, although washing and washing up water can usually be released into the waterway. You will need to be able to move the boat to a pump-out station to empty the 'black water' or toilet tank. A portaloo will have a cassette you can disconnect and take to an emptying point, but it will be quite heavy when full.

A boat should have a fresh water tank and you may need to move the boat to a water tap to fill it up unless there is water available at the mooring.

Most boats are wired for 12v and 240v mains. The 12v comes from the engine but will not power large items like a washing machine. 240v mains may be available on the mooring, but if not, you will need a generator on board or a lot of 12v power and a hefty inverter. If you generate your own power, there will be maintenance and fuel costs. Expect a substantial lifestyle change!

Heating and hot water may be by gas. This generates moisture when burned and can contribute to condensation in what is already a high humidity environment. Ideally, consider a boat which is well insulated and has an enclosed heat source (like a multi-fuel stove). If it can be used for cooking as well, that's a bonus. Install a carbon-monoxide detector.

In terms of overheads, a lot will depend on the boat.
Wooden boats are by far the most expensive and labour-intensive to maintain as wood easily rots in the waterside environment.

Fibreglass is long-lived, but may suffer from osmosis underwater, where water gets inside the gel coat and and separates the layers of fibreglass. This can be expensive to correct.

Steel is subject to corrosion and electrical erosion. It needs sacrificial anodes on the hull which will need to be replaced every few years as they disappear.

Reckon to get your boat hauled out every three years or so to get the bottom scraped and antifouled. This is a good time to check the anodes and replace them if necessary. If you are in a tidal river estuary, with salt and fresh water alternating, underwater fouling will be less of a problem.

There is also boat insurance - like any insurance, get several quotes and go for fully comp with contents cover, not just third party, or you could lose everything. Most companies will need a survey report and valuation when taking on new insurance.

On most inland waterways, you will need a boat safety certificate for insurance and registration. This is like an MOT on the boat and runs for several years. The regulations keep getting updated, so just because it has a certificate does not mean it may be automatically renewed on inspection.

In general, living afloat can be cheaper than living on land, but brings a very different set of priorities and boats tend to go down in price rather than up like houses! If you start cheap and keep it in good condition, however, it should hold its value pretty well.

There are books on living aboard and waterways magazines. Read all you can, talk to other people, spend time on different boats. Some will sit in the water and hardly move, some will bob like corks. Can you cope with a mobile environment, or will it rock you to sleep like a baby?
